The redevelopment project in front of JR Nishinomiya Station appears to be scheduled for completion in summer 2027.
(Information provided by Iroha @ Nishitsu SP)
Here it is↓
Scheduled for completion in June 2027. It was originally planned for March 2025.
The total project cost is said to be about 31.3 billion yen. Due to rising prices, that’s about 10 billion yen more than the original plan. Apparently, it may increase further in the future.
What does the latest plan look like?

Nishinomiya’s tallest tower condominium will be built here
What is the site plan?
It looks like the layout has changed slightly from before. Area A (where the wholesale market is) has already been completed, and construction is currently underway in Areas B and C〜
Area A: Wholesale Market

The former wholesale market building had become old, so it was rebuilt for fireproofing and earthquake resistance, and opened last December.
Near the entrance along Route 2, the nearby greengrocer “Yaosuke” relocated here, and Arrow Tree Cafe newly opened as “82cafe”〜

Since February this year, the “Oroichi Marche” has also been held on weekends, making it a place open to the general public too〜😄
Areas B and C: Shops and residences (scheduled for completion in June 2027)
The plan↓
Quoted from Business plan documents (2nd revision) attached materials PDF
The JR tracks are at the top (north side), and Route 2 is at the bottom (south side). There will be a total of 3 buildings. It looks like there will be a plaza between the three buildings😆
・Nishinomiya’s largest tower condominium will be built

The tower condominium shown here will be built at the very back, on the JR tracks side (north). The image above was released five years ago, so there may have been some changes, but this is roughly the idea.
It will have 35 floors above ground, with a height of 129.52m.
Cross-section of the tower condominium↓

Floors 1 to 3 will apparently include the lobby, parking, bicycle parking, and so on, while the 4th floor and above will be residential units. There will be 377 residential units. There’s even going to be a fitness room. It might turn out pretty luxurious.
It looks like there will also be some shops on the 1st floor〜😄
・The two buildings in front will be shops

This is probably the part that matters most to everyone
It seems that the two buildings on the Route 2 side will have shops😃The image was released five years ago, so the actual result will probably be different. Just enjoy the general feel〜
This is just a guess, but it looks like there may be a parking lot with around 30 spaces. Judging from the plans.
