This ranking is based on the rate of change in used condo prices.
So, “what exactly is a rate of change?” Well, apparently it means the rate at which prices rise or fall.
In short, it’s saying, “In the Hanshin area, the station with the biggest rise in condo prices is Hanshin-Kokudo Station.”
Around Hanshin-Kokudo
A station located along National Route 2. Hanshin-Kokudo Station.
At first glance, you might mistake it for a Hanshin Railway station, but it is definitely a Hankyu station.
The name apparently comes from the fact that National Route 2 used to be called Hanshin-Kokudo.
By the way, the building on the left is the Nishinomiya Pension Office.
The huge plot of land on the west side of the station is the former site of the Asahi Beer factory.
The buildings you can see on the right side of the photo are Royal Home Center and Elegano Nishinomiya, a nursing home. You can also see Gardens and other facilities.
The vacant lot right next to the station is scheduled to become the “integrated hospital of Hyogo Prefectural Nishinomiya Hospital and Nishinomiya Municipal Central Hospital” in 2025.
In the recent “What facilities would you like to see built in Nishinomiya? survey results,” many people said they wanted a Costco to be built here.
There are a ton of car dealerships east along Route 2

Between here and the Meishin Expressway in the distance, there are BMW, Netz Toyota, Lexus, Subaru, and Suzuki dealerships.
Just past the Meishin Expressway, there are Mercedes-Benz, Nissan, and Audi dealerships too, so the variety of major car brands around here is no joke.

The very tall building is Fine View, a 29-story condo building and the second-tallest building in Nishinomiya. And it is exactly 100 meters tall, which is such a nice round number!
There are several fairly tall buildings, so you can’t see it from here, but JR Nishinomiya Station is actually quite close in this direction.
The road beside the station has a nostalgic factory vibe
According to the source, “the surrounding area was originally an industrial zone, but factories were removed and it became a large residential area.”
Actually, traces of that past still remain right next to the station.

If you go a little farther down this road…
A fence, a leafy fence. An old elevated bridge, and a narrow road.
This road really gives off the feeling that there must be something back there.
It was a road full of nostalgia.
In closing
According to the Nishinomiya City Statistical Report, Hanshin-Kokudo Station had the fewest passengers among Hankyu Railway stations in the city. By the way, its passenger count is 1/62 of Nishinomiya-Kitaguchi’s.
From the area around Hanshin-Kokudo Station, JR Nishinomiya Station is a quick walk away, and Nishinomiya-Kitaguchi as well as Hanshin Imazu Station are both easy to reach by bicycle. In a way, you could call it a railway hub.
Condo prices seem to be heavily influenced by proximity to stations, so it makes sense that condo prices here are rising. A hospital is also being built, and other facilities may follow along with it. Let’s hope we’ll see the day when it appears in rankings of the most desirable places to live.
